As a certified residential real estate appraiser, I provide appraisal reports for residential real property of all types for lenders and private individuals alike, throughout San Luis Obispo County. While the days of choosing your own appraiser for a mortgage finance transaction are over, there remains times in life that will require an appraisal of real property. Most of the time this pertains to some form of estate planning. Date of death appraisals may be necessary when a parent, spouse, or other family member passes away. Gifting of property to a family member can necessitate the need to know current market value at the time of gifting. Buying a property off market for all cash may warrant an appraisal to be sure one is not overpaying. Divorce is another common trigger for needing an appraisal.
